Tee boxes normal, greens and around the green are nice. The fairway? On most holes there is no fairway at all. If you can hit a 300+ drive (I can't) you might get a nice lie. Considering it was a fairly wet spring the course was in pretty bad shape. The pitch and putt course is kept nicer. Essentially the fairways are like playing in someone's backyard, literally. I developed my own golf rule of taking a free drops if some nice grass happened to be near by. Yes its cheating, but not worth wrecking your clubs over. Very hard to hit the irons with the grass because it stops your swing cold.

Greens are above average. Fairways are below average. It's a 9 hole course, with only 2 true challenging holes. A par 5 90 degree dogleg and a par 5 615 yard hole. A hackers course, games on weekends and on nice days move slow. Wait on nearly every tee. Strictly a beginners course
