Fairways are almost always in good shape

The greens tend to be very bumpy. Number 8 green ranks as nearly impossible to put in. I hope you're playing with a group that gives "gimmees".

Front 9 completely different from the back. Front 9 is quite simple with no water and few bunkers. Back 9 has water and lots of dog legs/hidden greens. Quite pricey for what you get, but if you play with a member it's worth playing.

Customer Service

The Pro-Shop employees are usually high school/college kids that are very helpful. Unfortunately the Pro (John) is not friendly unless you spend alot of money there.
