Greens in good shape.

Tee boxes all aligned facing different directions. Too much scrub brush creating unplayable lies. Unlevel tee boxes. Tight lies fairways, too much cart traffic.

Greens if very good condition, fairways okay but too much cart traffic and grass fairly gone, not much in soft topsoil, hard and gummy. Too tight of a course for the "average" or mid to high handicapper, was built more in mind for the better player good at placing shots. Way Way too much scrub brush, even slightly errant shots are over penalized with an unplayable shot out of scrub brush or basically what I would call a jungle. If you can place your shots, it is easy, if not bring a chainsaw. This applies to hole 1,2,5,6,9. So at least 4 holes are open, the two par 3's and the #3 par 4's. No other hazards like sand, but water on 3 holes, but not really a factor. Small greens. Not a lot of fun, because again even 10-15 yard offline tee shots could be severely penalized. If you are not a 10 or less handicap, you will be cussing.
